This property is primarily a cattle ranch used for seasonal grazing, with excellent water rights. In addition to the water rights, there are two large irrigation wells. RANCH DETAILS:

LOCATION: The ranch is located fronting on Highway 395, just outside to the small Modoc County community of Likely. The nearest town is Alturas, which has amenities such as an airport, a variety of dining opportunities, motels, grocery stores and schools. Reno is 169 miles to the south along Highway 395.

ACREAGE: 1,011.9 acres as per the county APN maps. 023-060-005; 023-110-009,010; 023-190-022, 035,039, 040, 041, 042,043; 023-200-08. Approximately 78 acres are in irrigated pasture, 690 acres in irrigated native meadow, 229 acres in dry pasture and 13.9 acres in Farmstead, corrals etc.

IRRIGATION: 768 acres of the ranch has water rights from South Fork Pit River and the South Fork Irrigation District. The costs are between $9 and $10 per acre per year. According to adjudication Decree number 3273 Modoc County Superior Court in 1934 the ranch has the following right: 1st right of 1.54 CFS, 2nd right of 4.40 CFS, 3rd right of .03 CFS. Additionally, the ranch has two large irrigation wells that, according to well logs, produce 4,000 GPM and 3,500 GPM. At this time, only one well has a 125 HP pump on it, which pumps water directly into the irrigation canal. The irrigation from South Fork Irrigation District is under a water master.

IMPROVEMENTS: There is a 3,343 sq. ft. home on the ranch, a large pole barn and set of corrals in fair condition. There are lots of miscellaneous buildings, including another home and bunk house that are in poor condition.

LIVESTOCK: While the ranch is currently rated for 440 cows per season, there are plenty of improvements that can be made to increase the carrying capacity.

ZONING: Unclassified with General Plan Exclusive AG. The ranch is not part of the Williamson Act.
