LOCATION: The ranch is located fronting on Highway 395 just outside to the small Modoc community of Likely. The nearest town is Alturas to the North. Alturas is the county seat of Modoc County and has many amenities, including an Airport, Dinning, Motels, Grocery stores and Schools. Reno is 169 miles to the south along hwy 395.
DESCRIPTION: The ranch is primarily a cattle ranch used for seasonal grazing. Starting on Hwy 395 where the farmstead is located running west towards center of valley. The ranch has excellent water rights and two large irrigation wells. Buildings are in fair to poor condition. The ranch could be purchased with the Corporation Ranch another offering of the estate under separate agreement.
ACREAGE: 1,011.9 acres as per the county APN maps. 023-060-005; 023-110-009,010; 023-190-022, 035,039, 040, 041, 042,043; 023-200-08. Approximately 78 acres are in irrigated pasture, 690 acres in irrigated native meadow, 229 acres in dry pasture and 13.9 acres in Farmstead, corrals etc.
IRRIGATION: 768 acres are water righted with rights from South Fork Pit River and the South Fork Irrigation District. Cost are between $9 and $10 per acre per year. According to adjudication Decree number 3273 Modoc County Superior Court in 1934 the ranch has the following right. 1st right of 1.54 CFS, 2nd right of 4.40 CFS, 3rd right of .03 CFS. The ranch has two large irrigation wells that according to well logs produce 4,000 GPM and 3,500 GPM. At this time only one well has a 125 HP pump on it, that pumps water directly into the irrigation canal. The irrigation from South Fork Irrigation District is under a water master.
IMPROVEMENTS: There is a 3,343 sq. ft. home on the ranch, a large Pole Barn and set of corrals in fair condition. There are lots of misc. buildings including another home and bunk house in poor condition.
LIVESTOCK: The ranch is rated at this time for 440 cows for season. Lots of room to improve ranch and increase carrying capacity.
ZONING: Unclassified with General Plan Exclusive AG. The ranch is not in the Williamson
