LOCATION: The ranch is located about a mile west of Highway 395. The nearest town is Alturas to the North. Alturas is the county seat of Modoc County and has many amenities, including an airport, dining options, motels, grocery stores and schools. Reno is 169 miles to the south along Highway 395.

IRRIGATION: The ranch has water rights of 3.3 cfs from South Fork of Pit adjudication #3273 and 1 cfs from Warm Springs. These waters are delivered to the ranch by the South Fork Irrigation District for a low cost of $9 per irrigated acre per year. No pumps are used, as it is all gravity flow to ranch and to the fields!

IMPROVEMENTS: The main house is 4,028 sqft with detached garage, a 2,400 sqft hired man’s house and bunk house. There is also a barn, shop and other miscellaneous buildings. All buildings have deferred maintenance.
