LAND USE: About 200 acres irrigated and an operating cattle and hay ranch, currently putting up a 1st cutting of top-quality mountain hay and running about 100 – 110 pairs for the remainder of the season. The entire ranch is contiguous. The ranch was purchased in two adjoining legal parcels with about 240 acres and the headquarters 2 homes in one purchase and about 13.77 acres with the caretaker’s home on the second adjoining place.
WATER: The ranch has excellent water resources, currently irrigating about 200 acres with gravity flow irrigation – all gravity flow with no electrical costs! Hat Creek adjudicated water rights via a diversion on Hat Creek. The ranch irrigation system water traverses the ranch helping to provide abundant stock water and wildlife habitat.
There is also a good irrigation well on the northerly side of the property. Originally developed to provide water for specialty crops, the well has not needed to be used for years.
IMPROVEMENTS: The well-maintained property contains two main residences, one sitting only yards away from rising trout on the home pond. Caretaker quarters are separate and situated on a scenic bend of the creek. The pond cabin contains 1,200 square feet, 3 bedrooms and two baths. Scenic water views from the two of the bedroom’s picture windows feel like a painting. The second home is 1,267 square feet with two bedrooms downstairs and loft sleeping quarters upstairs. The headquarters area with the two homes is stamped concrete for ease of parking and maintenance.

The adjoining caretaker’s home is a mobile home about 960 sq. ft 3 bedroom & 2 bath situated on a bend in the creek tucked in right below the main entrance to the ranch headquarters.
The ranch also has a shooting range set up on the easterly side of the range tucked into a corner of a meadow with a safe backdrop. Complete with a covered shooting platform, it’s always an enjoyable day for the family to have fun competitions and practice their skills.
REAL ESTATE TAXES & SAVINGS: Most of the ranch, approximately 240 acres, is in the “Williamson Act” which results in lower real estate taxes – taxes are computed based upon a properties agricultural income rather than assessed on current market value. For instance, RE Taxes in 2020 for the year were a total of $20,969 on the entire ranch. Since most of the ranch is in the Williamson Act the real estate improvements will be reassessed upon the change in ownership but not the land – thus, depending upon the allocation of the purchase price to each property and their improvements, the real estate taxes may not change very much.
GENERAL AREA: The ranch is in Northern California, near the small communities of Hat Creek, Burney, McArthur and Fall River Mills, CA, there are a small general store, post offices, and K-12 schools is a progressive rural area with excellent schools and community facilities. Recreation plays a major role in the local economy, particularly trout fishing on the Hat Creek and the Fall River, world renowned trophy trout fishing. The general area offers excellent opportunities for camping and picnicking, water sports, hunting and fishing, hiking and backpacking. There are abundant waterfowl and big game hunting opportunities. An 18-hole championship golf course is in nearby Fall River Mills. Skiing is available at Mt. Shasta, which is only a short hour’s drive. Medical facilities are available in Burney with a hospital in nearby Fall River Mills.
The Fall River airport has been expanded – Fall River Mills (O89) is an airfield with a jet capable runway – 5,000’ x 75’. The airport has nine permanent t-hangars, five portable hangars, and approximately 30 tie-downs. It provides aviation fuel sales. The airport is equipped with runway lights which are designed to be turned on at night by the pilots as they approach.
Redding is the largest city and county seat for Shasta County and is about 70 miles to the west of Hat Creek. Redding offers goods and services by local merchants and a variety of national franchises. Commercial and personal banking needs are met by a number of institutions. Two Redding hospitals as well as a private hospital serve the area’s medical needs. Shasta College is located in just about 2 miles towards Redding and offers associate degrees in a variety of fields. Simpson College, located just beyond Shasta College, also offers a four-year degree program as well as credential programs for teachers. University extension programs are also available for those wishing to pursue a four-year degree from CSU Chico. Redding (RDD) has a modern airport with commercial airline connections – 2 runways, the longest runway is 7,003’ x 150’.
