LOCATION: The RDC Shasta Ranch is located just about 20 minute drive west of Redding, CA near the little town of Palo Cedro, CA which is about halfway between Portland, OR and San Francisco, CA. The ranch is located just 8 miles from Redding, CA. Redding is the largest city located north of Sacramento, CA and home to all major amenities – hospitals, schools, and shopping. Costco, Macy’s, restaurants, medical facilities are all about 8 miles away.
DESCRIPTION: The RDC Shasta Ranch consists of about 807 acres, all contiguous. Level, rolling, to steep interspersed with ravines and plateaus; this diverse ranch provides winter livestock grazing with great wildlife habitat.
Elevations range from about 500 feet to 725 feet or so. The ranch has frontage on Old 44 Drive and has a 60 foot deeded easement from Old 44 Drive throughout the neighbor properties that provides access clear into the north end of the ranch. ATV, UTV, and jeep trails provide access to the interior of the ranch.
Livestock water is provided by seasonal streams. There appears to be opportunities for a new owner to create ponds that will help provide even more wildlife habitat and livestock capacity.
ACREAGE: Approximately 784.6 deeded acres according to the surveyor who is completing a Lot Line Adjustment on the ranch. There are portions of eight (8) Shasta County Assessor Parcel Numbers:

LAND USE: An operating ranch, the RDC SHASTA Ranch is currently leased for about 60 pair year on an annual basis for livestock grazing from November thru May each year. The ranch may also have the ability to rent the adjoining 180 acres or so that was created by the Lot Line Adjustment.
IMPROVEMENTS: None. Great place to build a family home with terrific opportunities for recreation as well as long term development potential as the ranch is located so close to urban areas.
ZONING: The RDC Shasta Ranch has a Shasta County General Plan designation of RB – Rural residential, 2.5 acre minimum parcel size and a Zoning designation of Unclassified.
GENERAL AREA: The ranch is near the small communities of Palo Cedro, CA. There are good community services there and a excellent residential community; grocery stores, the post office, banks, and an elementary sand high school. Only about 15 minutes away from the ranch is Redding – the largest city and county seat for Shasta County about 20 miles to the west. Redding offers goods and services by local merchants and a variety of national franchises. Commercial and personal banking needs are met by a number of institutions. Two Redding hospitals as well as a private hospital serve the area’s medical needs. Shasta College is located in just about 2 miles towards Redding and offers associate degrees in a variety of fields. Simpson College, located just beyond Shasta College, also offers a four-year degree program as well as credential programs for teachers. University extension programs are also available for those wishing to pursue a four-year degree from CSU Chico. Redding (RDD) has a modern airport with airline connections – 2 runways; the longest runway is 7,003’ x 150’. There is also a private FBO air facility, Redding Jet Center, available for both private and charter service with a 32,000 sq. ft. building and hanger
The famous “Sundial Bridge” is located in Redding on the Sacramento River near the Turtle Bay Museum. There are four nine hole and three eighteen-hole golf courses located in the Redding area, as well as two country clubs; The Golf Club at Tierra Oaks and Riverview Golf & Country Club Recreation opportunities are superb within a short distance: Shasta Lake, Whiskeytown Lake and Trinity Lake offer tremendous recreation; boating, water skiing, hiking, camping, and fishing, the Sacramento River, the McCloud River, Hat Creek, Fall River are readily accessible for world class fly fishing. Winter sports such as skiing, snowboarding, and snowmobiling are just a short drive away at Mt. Shasta and Lassen National Park and the surrounding mountains.
COMMENTS: Accessible very close to town yet private. Deer, quail, dove, wild turkeys, wild pigs, and black bears are all found on the ranch. The ranch is an excellent opportunity to develop more water resources that will contribute to wildlife habitat and livestock capacity. A new owner might consider the Private Lands Management (PLM) program to enhance the habitat and hunting opportunities. Late season deer hunting could be extraordinary on the ranch if enrolled in a PLM Program.
