The Suisun Farm and duck club has facilities and amenities that most duck clubs do not offer. Like tennis court and swimming pool. Also the Suisun Farms and duck club has four dwellings .
LOCATION: The Suisun Farms and Duck Club is located at the Northern End of the Suisun Marsh off of Cordelia Road. The Suisun Marsh is the largest remaining estuarine tidal marsh on the west coast. Access to the Suisun Farms and Duck Club is on a paved drive way off of Cordelia Rd A few minutes from interstate 80, near Fairfield. There are approximately 158 duck clubs and three wildlife areas in the Suisun Marsh.
DESCRIPTION: Suisun Farms and Duck Club is a very unique property in the marsh as it has excellent access to Hwy 80 and work in San Francisco or Oakland. It is an ideal location for those that want a rural lifestyle and still be able to reach work or transportation with ease. The farm has facilities and amenities that most duck clubs do not offer. Like tennis court and swimming pool. Also the Suisun Farms and duck club has four dwellings (see below for details) . In addition it receives fresh water from Solano County water treatment for use in its ponds. This makes this club unique in having fresh water to farm with and or freshen its managed wetlands.
ACREAGE: 203 deeded acres as per Solano County APN maps. Approximately 150 acres of managed wetlands and approximately 53 acres of uplands and farmstead.
WATER: Water for the managed wetlands comes from the adjoining sloughs through a 48” and 36” flood gates. Domestic water comes from the city of Vallejo and is treated on the ranch for domestic use outside water for landscape etc is left untreated. There are several large tanks on the farm for fresh water storage, and there are fire hydrants and hoses around headquarters for fire fighting.
IMPROVEMENTS: 1. The main house originally built in the 1890’s with a major addition in 1923 and more recent remodel consists of the following;
a. Kitchen has a electric “Country Charm Stove” and a island with an electric stove top, lots of cabinets, dishwasher and off the kitchen there is a large pantry that also have hookups for a washer and dryer.
b. Great Room has exposed wood beam ceiling with three large bay windows and French doors that open out to the swimming pool and Jacuzzi that is built into the pool. There is a small wet bar in the room. This room would be the entertainment center of the club.
c. There is a formal dinning room off the kitchen.
d. Downstairs of this two story home are four bedrooms and three bathrooms including a master bedroom that has a enclosed porch overlooking the beautiful landscaping and the tennis court.
e. There is a swimming pool, with a built in Jacuzzi and large deck on the west side of the house. Pool has automatic pool sweep.
f. The upstairs has one bathroom and two small bedrooms.
g. Attached garage.
h. There are several other small rooms on bottom floor that could be used as small office or sitting rooms.
2. Caretakers house located just to the south of main house.
a. This house has a kitchen with breakfast room and a master bathroom and bath. There is a small room for storage or bedroom . In addition it has a nice living room.
b. House is served by same treated water as main house. In addition a new septic system has been installed in March of 2017 that serves both homes.
3. Observation Tower recently remodeled serves as guest room with a small kitchenette and a bathroom downstairs with a small bedroom upstairs and a observation deck on the fourth level. Very cute and practical.
4. Single wide trailer that could hold a hired man.
5. There are three dog kennels on concrete and chain link fencing for the comfort of yours and guests hunting dogs.
6. Equipment shed to house tractors and equipment.
7. Unattached two car garage across and between main house and caretaker’s house.
8. Shop, decoy shed, duck cleaning room and rec room for hunters to play pool and throw back a beer while waiting to clean their birds.
9. The farmstead is completely landscaped that further sets off this unique facility.
DUCK HUNTING: Suisun Farms and Duck Club is an old established duck club with a reputation of shooting lots of quality ducks. The club has three – three man blinds, two- two man blind, and a Single blind. Most blinds are concrete and one is a fiberglass two man pit. Access to the blinds is by farm road to a boat house and boat to blind, or by four wheeler and wade to blind. All that is needed in the way of facilities are included with this club.
TAXES: The Suisun Farms is in the Williamson Act and as such gets preferential treatment for property taxes, Improvements are at assessed value , making the property taxes significantly lower than they would be normally be under prop 13.
OTHER USE: The owner of the Suisun Farm has grazed cattle on the uplands for many years, however it appears that the uplands, at least most of them, could be used for growing grain crops, trees or other uses. Active farming goes on almost adjoining this farm. This area could add another whole dimension to the facility.
COMMENTS: This is an opportunity to buy a reputation duck club in the Suisun Marsh. It is rumored that John L Sullivan once owned this property and used it for marketing hunting ducks for sale in S.F. In its recent history a past president of the California Waterfowl Association owned the club for at least over 40 years. Many meetings involving decisions made by CWA leadership in its formative years where held in the great room of the main house not the least of which was discussions on the Suisun Marsh Protection Act that to this days protects this unique resource from development and intrusion. You could own apart of history along with a great country estate and duck hunting club.
CARETAKERS: The Suisun Farms has had caretakers on the duck club for many years they are willing to stay and they both are biologists. They each have outside employment, and get their housing as most of their compensation for caretaking.
