LOCATION: Creekside Ranch is located at the end of Hufford Ranch Road about 3 miles southwest of the small mountain community of Whitmore. The elevation is a pleasant 1,700 feet which puts the ranch below snowline and above valley heat.
DESCRIPTION: This ranch is nestled in a small valley and includes the surrounding hills. South Cow Creek flows through the ranch for approximately 3/4 of a mile. Creekside ranch can winter and summer cattle, would make a great purebred operation or a horse ranch. The main house sits on a bank overlooking South Cow Creek.
ACREAGE: There is a approximately 500 deeded acres according to the assessors APN maps with approximately 60 acres flood irrigated. The balance of the ranch is grass, oaks and brush, with some pines at higher elevations.
WATER: The ranch has an adjudicated water right (riparian) from South Cow Creek for 59 plus acres. Water is taken out of the creek by a diversion dam that the ranch puts in each spring and takes out at end of irrigation season. The water is delivered to fields by a series of ditches and ponds. The ranch has three ponds that are fed by the irrigation ditch. Water is free!! And still flowing at end of irrigation season in 2015 during one of California’s worst droughts.
IMPROVEMENTS: The main ranch house is 2,600 Sq Ft with two bedrooms and three baths, a nice kitchen with updated appliances. There is a beautiful view of south Cow Creek from the back deck that overlooks the creek. The house has lots of upgrades, large walk in closet, office, and a den.
There is an older shed used as a three car garage. The ranch has a single wide mobile in usable condition and a brand new triple wide modular home. The modular home overlooks the meadows and the hills to the south on the ranch.
There is a 30×60 shop with concrete floor and metal sides and roof. The shop has roll up doors, electricity and more. The horse facilities consist of three free standing stalls and paddocks, as well as separate pasture. There is across the creek, accessed by a bridge over South Cow Creek, a large older hay barn in excellent repair.
RECREATION: This ranch is located at an elevation that affords maximum game habitat. There are deer, wild turkeys, bear, and lots of quail. Trout are in the creek, and some waterfowl, mostly Canadian honkers. The property is surrounded by larger ranches and is in a very private valley.
LIVESTOCK: The ranch is presently running purebred Hereford Cattle. This is one of the few ranches that has winter grass in adjoining hills and irrigated pasture on the meadows. No trucking, no hay to feed !
TAXES: The ranch is in the Williamson Act. This results in lower property taxes.
